Dubai's new 'islands' are driving a new wave of off-plan property sales.

Dubai’s real estate market is booming with new off-plan projects, and the focus is shifting to “island living.”

Damac Islands is a standout project located in Dubailand, just 15-20 minutes from popular areas like Sports City and Dubai Investments Park. Starting prices for the townhouses are set at AED 2.25 million for 4-bedroom units with a built-up area of 2,208 square feet. For larger 6-bedroom homes with 4,440 square feet, prices reach AED 6.3 million.

This launch broadens the pricing spectrum for island living in Dubai. Investors can now explore options ranging from AED 2 million at Damac Islands to AED 19 million-plus homes on Palm Jebel Ali. The surge in waterfront off-plan properties adds diverse choices for buyers, extending beyond ultra-luxury properties on Palm Jumeirah or Jumeira Bay.

Other developers are contributing to this trend:

  • Nakheel is developing the Dubai Islands,
  • Majid Al Futtaim’s Tilal Al Ghaf includes two island hubs, with record-breaking sales on island residences,
  • Sobha’s Siniya Island in Umm Al Quwain offers villas starting at AED 10.5 million and apartments at AED 1.18 million.
  • Ras Al Khaimah’s Al Marjan Island, boosted by the upcoming Wynn hotel, is also seeing increased activity.

Abu Dhabi is also stepping into the spotlight with Aldar‘s announcement of two new islands near Yas and Saadiyat, as well as ultra-luxury housing on Al Fahid Island and expansions to Saadiyat Island’s master plan.

The UAE is witnessing a full-scale “island resurgence,” with developers reimagining waterfront living. Damac’s founder, Hussain Sajwani, describes the Damac Islands project as creating “an oasis that feels both exclusive and warm.” Celebrities like Amitabh Bachchan and Ranveer Singh joined Damac’s launch to emphasize the allure of this new lifestyle.

Damac’s success with the Lagoons project in 2021, following the pandemic, has set the stage for this new development. A real estate consultant noted, “Waterfront living in Dubai remains in high demand, and Damac Islands is perfectly positioned to tap into this ongoing trend.”
